The Staging Secrets Property Experts Use to Sell Homes Fast

Bensons for Beds has teamed up with property, interiors and staging expert Liv Conlon to help highlight the minor changes in bedroom presentation that can significantly impact buyer perception and even speed up the sale process.
Selling a house is said to be one of the most stressful things you can do, and with lower demand from new buyers in 2025, and a recent cut in interest rates from the Bank of England, the UK property market is set to remain competitive this summer.
In fact, Google searches around ‘tips to sell my house’ and ‘how to dress a bedroom’ have surged recently, averaging over 1000 searches a month, as consumers look to maximise their chances of securing a good sale price for their properties.
Now, UK bed specialists Bensons for Beds is working with Liv to uncover the secrets of how to stage a bedroom to make it more appealing to potential buyers, which can not only encourage a quicker sale, but actually boost the value of the house by up to 10%.
“With platforms like Instagram, Pinterest and Rightmove setting the visual standard, expectations are high. A bedroom isn’t just a room with a bed anymore – it’s a sanctuary, a statement, a lifestyle indicator,” says Conlon. “Staging your bedroom in the right way can be the difference between a viewer and a buyer. It’s the first impression that pulls someone in emotionally. And emotion sells far faster than logic.”

“As you don’t usually welcome guests into the bedroom, it can often be a ‘forgotten’ room and can really let the overall property down when the time comes to sell. But there are some simple and cost-effective things you can do which can instantly elevate it and turn the bedroom into an enviable oasis which potential buyers will love.”
According to Conlon there are five simple but effective (and inexpensive) tips to sell your house and increase the value of your home:
- The power of the double bed
“In smaller bedrooms, always stage with a double bed — even in tight spaces. It shows potential buyers that the room can accommodate a proper sleeping space, rather than just a single or study setup. You’re essentially signalling ‘this is a real bedroom,’ which adds value to the home. Buyers won’t downgrade it to an office or box room in their minds — which can directly impact perceived value.”
Bensons for Beds furniture tip: The Hattie bedframe comes in a small double – still giving that feeling of a larger bed, but perfect if you’re short on space. Neutral in colour but offering a tufted headboard to give a softer, cosier feel, it’s also easy to erect and dismantle – perfect for the upcoming move! Or you could opt for an ottoman bed frame, like the Snooze Nocturne Bed Frame, which is perfect if you need some extra storage.
- Embrace symmetry
“By placing matching bedside tables and lamps on either side of the bed, you create a balanced look. This not only adds aesthetic appeal but also gives the illusion of a more expansive space. Symmetry draws the eye evenly across the room, making it feel orderly and spacious.”
Bensons for Beds furniture tip: If you’re thinking about how to stage a bedroom and need to invest in some matching bedside tables, these Hip Hop wooden tables won’t break the bank. They’re classic in design, so won’t put buyers off, and the wooden finish goes with most décor, so easily transferable to your new home.

- Float the furniture
“Don’t push everything to the walls. It sounds counter-intuitive, but giving furniture a bit of breathing space around it, even 5-10cm, makes the layout feel more considered and ‘interior designed’. It helps define shape, gives an airy, elevated feel, and is one of the best ways to make a bedroom look bigger.”
- The mirror trick
“Mirrors can definitely help when it comes to making smaller rooms feel bigger, but don’t just stick one anywhere. A mirror placed opposite a window not only doubles the light and greenery outside, but it also creates the impression of an extra window.”
Bensons for Beds furniture tip: The Santana mirror can be easily placed atop a chest of drawers or dressing table to instantly start reflecting the light around the room and give the impression of extra space – super important when making your house more attractive to buyers.
- Five-star treatment
“When potential buyers walk into a bedroom, they want to see it looking its best – even if it’s not the biggest. Take some time to learn how to dress a bedroom for sale. Make the bed with crisp, white sheets, to give it that hotel-feel, use an oversized vase and photoframe – small items will just look like clutter. And have a nice candle on show. Remember, less is more.”
